Goodyear is located in the West Valley, 17 miles west of downtown Phoenix. It is one of the fastest growing cities in the State with a population of over 30,000 and city officials estimate that it will reach 54,000 by 2010. Its land area covers 116 square miles with 85% still available for development.

Several factors have contributed to its rapid growth. First, as the metro cities closer to Phoenix have reached their capacity for expansion, Goodyear's vast supply of available inexpensive land has enabled housing costs to stay below those of similar houses elsewhere in the Phoenix area. Secondly, I-10 and the Loop 101 freeways have shortened the commute into Phoenix and the East Valley, increasing the desirability of the area. Thirdly, Goodyear has done a good job of quality planning to accommodate growth by providing the kind of public amenities that attract people.

As a result, Goodyear has maintained large parcels of land for pastoral open spaces and recreational space. There are almost a hundred miles of bike paths, 33 miles of mountain trails, 55 acres of parks, in addition to lakes and 6 golf courses that are incorporated into all of the new master-planned communities.

Large master-planned housing developments, including Verado, Palm Valley, Estrella Mountain Ranch, and Pebble Creek are adding hundreds of new homes to Goodyear every year.

An outstanding outdoor resource is the Estrella Mountain Regional Park. It is located in the beautiful Sierra Estrella Mountains in Goodyear. This 19,840-acre park features 65 acres of grass with ten covered armadas, picnic tables, grills, restrooms, playground equipment, two lighted ball fields, an 18-hole golf course, and a rodeo arena. Estrella Park offers more than 33 miles of trails for hiking, mountain biking, and horseback riding.

Goodyear’s Downtown of the Future will include a 200-acre City Center. The Goodyear General Plan identifies the development of a pedestrian-oriented environment providing the residents with a “sense of place.” According to the Goodyear city web site, "the future downtown area may include entertainment, retail, governmental offices, professional offices, residential uses, and mixed-use development opportunities".
