Tempe,
to the east of Phoenix, is surrounded by Phoenix, Scottsdale, Mesa, and
Chandler, making it the only landlocked city in the Valley. It is
well known as the home of Arizona State University. Because of the size of
the South Tempe tour, it was necessary to divide it into a
southeastern and southwestern section with Rural Road serving as the
dividing line. Both sections are contained in areas identified
by zip codes 85282, 85283, and 85284.

Development
in Tempe generally progressed south from the downtown area. Homes in south
Tempe are more often newer, characterized by tile and stucco, and contain
open floor plans with vaulted ceilings, than in North Tempe. The
neighborhoods range from traditional tract home developments to luxury
custom homes. South Tempe is
centrally located between three major shopping malls and
has easy access to Phoenix and East Valley communities. It
has one of the strongest rental home and home ownership markets in the
Phoenix metropolitan area. Property management
reports
low vacancy rates in this area.
